PCS Housing Timeline

This timeline assumes a standard RNLT date. Adjust based on your specific orders and whether you are buying or renting at the new duty station.

    Lock in your RNLT date. Decide immediately: buy or rent? Running both scenarios with a local agent takes one conversation and changes your entire preparation plan.

  2. Research the New Market

    ~100–120 Days Out

    Study neighborhoods near your installation. Compare commute times, school districts, and median home prices vs your BAH rate. Use our BAH Calculator for exact numbers.

  3. Get Pre-Approved for a VA Loan

    ~90–100 Days Out

    Get a full pre-approval letter — not a pre-qualification. VA-experienced lenders pull your COE in minutes. In competitive markets, sellers won't consider a VA offer without documented pre-approval.

  4. Connect With a Local Agent

    ~85–90 Days Out

    ~7–30 Days Out

    VA appraisal ordered, inspection completed, underwriting cleared. Coordinate your closing date with TMO household goods delivery. Sign with a Power of Attorney if already in transit.
